Where we're not the right fit.

Against a 70/30 split at 6%, we break even at about 4.2 sales a year. Below that, a good split beats us and we'll say so.

Our bar is five registered sales or R6 million of property in the last twelve months. We turn people away who are under it, and we'd rather do that now than take your money for a year and watch it not work.

Nobody else in this industry opens a recruitment page this way. That's rather the point.

You know the split. You've never worked out the number.

Thirty percent sounds like nothing when you sign up.

It's a very different thing after a good year.

You drop to 4.5% to win the listing. The agent before you offered 3%.

Then you hand thirty percent to someone who wasn't there on Sunday. You did the work. Someone else is spending it.

The part nobody else offers.

Build a team

Your seat is R9 000. Seats two to five are R7 000 each. From the sixth agent, R6 000 each. A twenty agent team runs on R127 000 a month with every one of them keeping 100% of what they write.

These prices are per agent, and every agent keeps 100% of their commission. As team leader, you decide what your split with your team is.

Refer, up to twelve

R750 a month for every agent you bring who stays, capped at twelve. Twelve covers your whole seat. There's no downline and no tiers, and the cap is deliberate: past twelve we'd be paying you to stop selling houses.

Build a rental book

We take 3.5% of the rent and you charge the landlord what you like above it. The book is yours, and when you've had enough you can sell it. You can't own our brand. You can own the book.

Meet the founders.

Thomas Potgieter, founder of Home Seekers, in a black Home Seekers polo against a white wall.

Thomas Potgieter

Founder, Home Seekers

Thomas Potgieter has worked in South African property since 2012, when he started buying, fixing and selling houses. He has been selling real estate since 2014 and has started and run a number of businesses across sales and development.

In 2018 he and his wife Rode founded the agency that trades today as Home Seekers, registered with the PPRA that same year. He spent the following five years in property development before returning to sales in 2023, and in 2025 the business was rebranded as Home Seekers to take the flat fee model national.

He runs Home Seekers from Pretoria with Rode Potgieter, his wife and business partner.

Read Thomas’s full bio

Thomas got into property in 2012, buying houses, fixing them and selling them. It taught him the parts of this industry that nobody puts in a brochure. What a house actually costs to make saleable, what a bad month feels like, and how much of the money ends up somewhere other than with the person who did the work.

He started selling real estate in 2014 and has started and run a number of businesses since, across both sales and development.

In 2018 he and his wife Rode founded the agency that trades today as Home Seekers. The brand is new. The company is not. It has been registered with the Property Practitioners Regulatory Authority since 2018 and has traded continuously ever since under its original registration.

That same year Thomas moved into property development, where he spent the next five years while Rode ran the agency. He came back to sales in 2023, and what he came back to bothered him.

Your accountant charges a fee. Your attorney charges a fee. Your bookkeeper charges a fee. There is exactly one supplier in an estate agent’s business that takes a percentage of everything they earn instead, and it happens to be the biggest one. He asked a lot of people to explain that and never got an answer that held up. The closest anyone got was that it has always worked that way.

In 2025 the business was rebranded as Home Seekers and rebuilt around the opposite idea. Agents keep one hundred percent of their commission, less their chosen subscription and R1,500 per registered sale, excluding VAT. Everything they need to trade is included. The price list is published on this website, including the part where the model is the wrong answer for some agents, because Thomas would rather lose that agent than take a fee that doesn’t work for the person paying it.

He is blunt about who Home Seekers is for and who it isn’t. Agents doing three deals a year are told so, in public and in writing.

Outside the business he plays golf, and he used to race BMWs, which he has put aside while he builds this. He intends to get back to it.

Thomas runs Home Seekers from Pretoria with Rode Potgieter, his wife and business partner. The aim is the largest independent agency in South Africa, built by agents who own what they build.

Rode Potgieter

Co-founder, Home Seekers

Rode started selling real estate in 2016 and has been doing it ever since, without a break.

She writes between 60 and 85 registered sales a year. She has transacted over R1 billion of property in her career.

In 2026 she partnered with Mel, one of the agents in the office. The two are on track to transact well over 100 sales between them this year.

Read Rode’s full bio

In 2018 she and Thomas founded the agency that trades today as Home Seekers. While he moved into property development, she ran it.

She works Pretoria East, where she is one of the busiest agents in the area.

She is the reason this company has a track record rather than a business plan.

Home Seekers’ systems, admin, compliance and deal flow exist because she has been running it live for years. She knows exactly where it breaks.

Rode is Thomas’s wife and business partner.

Seventeen years running her own agency. Thirty years in the business. Here's why she chose a fixed fee.

Amanda and Yacoob have been with us for eight months. We tested this model with them, they are very happy with it, and it is why we believe a fixed fee is the way forward for a real estate service provider.

Joining Home Seekers Real Estate after 26 years in the property industry was honestly one of the best decisions we've made. From the start, we felt supported, especially with the admin team and the great marketing platforms available to us.

What does the 45-day guarantee mean for me?

If a property doesn't sell within 45 days, the agreed commission is reduced by half. It requires a sole mandate and a listing price within 2.5% of our recommendation. You choose which listings you offer it on. Full terms are on our website.

A word from Thomas

Thomas Potgieter, founder of Home Seekers, in a black Home Seekers polo against a white wall.

Thomas Potgieter

Founder, Home Seekers

I've been in this business more than a decade. Things come and go in it, but one thing hasn't changed. There is real money to be made selling property.

We started our own agency in 2018, and once we were hiring agents something became obvious very quickly. The split doesn't make sense for the agent. You find the seller, you do the viewings, you take the rejection, you drive the kilometres, and then a third of it goes to someone who wasn't there.

The split doesn't make sense for the agent.

But here's the part nobody in my position says out loud, and it's the honest truth. From the agency's side, that cut is necessary.

Running an agency is not cheap. It wasn't then and it isn't now. If it's you and ten agents, or even you and twenty, the only way to make the numbers work is to take a large slice out of every single person. I'm not defending it. I'm explaining it. That's the arithmetic, and it's why this industry is built the way it is.

So we built Home Seekers the other way round.

A fixed fee from one agent doesn't come close to covering what this costs to run. Not at ten agents. Not at twenty. It only works with volume, and that's exactly what it's designed for. We set the price at something an agent can actually afford, and we make our money when there are enough of us.

That's the whole model, and I'd rather you knew it. We need scale, you need a fee you can live with, and those two things point in the same direction.

We're not your boss. We're your supplier.

We're not your boss. We're your supplier. And a supplier should charge you a fee, not a share of what you earn.

A supplier should charge you a fee, not a share of what you earn.
